Q. What are Carrying Charges?
A. Carrying Charges are the housing assessments paid monthly in a Cooperative.
Q. When are Carrying Charges due?
A. Carrying charges are due on the 1st of every month with a 10-day grace period.
Q. How can I pay my carrying charges?
A. There are several ways to pay your Carrying Charges:
- Payment methods include money order, cashier’s check, personal check, or ACH withdrawal. The office DOES NOT accept CASH or VENMO payments.
- You can bring your Carrying Charges to the office Monday – Friday from 8 AM-5 PM. For your convenience, we also have a NIGHT DROP BOX found on exterior of the management office door. DO NOT HAND CARRYING CHARGES TO ANYONE BUT THE MANAGEMENT OFFICE.
Q. Are utilities included in the Carrying Charges? How much do utilities tend to cost?
A. In the Highrise – Gas/Heat are included in your monthly Carrying Charges. You are responsible to pay your electricity bill, directly to the provider, ComEd.
Utility costs will vary from household to household depending on consumption and preferences. Unfortunately, we are unable to supply an average cost of utilities.
Internet and cable options are the Member’s preference. Satellite installation is strictly prohibited in the Highrise.
Q. Do you accept pets? Can I have pets visit my home?
A. Unfortunately, we do not accept pets in the Highrise.
Unauthorized pets are not allowed on the premises at any time for any duration.
Q. Where is my mailbox?
A. Mailboxes are in the entrance lobby of the Highrise. Each Member is provided with a mailbox key upon signing Occupancy documents with the Leasing Agent. There is a replacement fee for lost keys.
Q. How can I submit maintenance request?
A. Maintenance requests are sent directly to the management office Monday-Friday 8am- 5pm. You can give your request by calling the management office at 773.486.6800
In cases of AFTER-HOURS EMERGENCIES, call Concierge’s desks at 773.483.1130 and someone would be able to aid you. For fire, gas odor, active downed electrical lines, burglary, or injury, please call 911.
Q. I’m moving out. What can I expect?
A. Complete a Withdrawal Notice Form provided from the Management office. Your withdrawal notice must be 60 days in advance of expected move out date. Please be sure to include your name, current address, desired date of move out, and a forwarding address.
- Keys must be returned to the office the day of your move out. Failure to return keys will cause prorated carrying charges to be applied for each day the keys are not returned.
- Once completely moved out, a move out inspection will be conducted by the Leasing Agent and Head of Maintenance. Damages noted during inspections will be applied to the membership fee on file for this unit.
- Any remaining balance of the membership fee will be returned within 6 to 8 weeks of your complete move out. Any damages not covered by the membership fee will be the responsibility of the outgoing Member.
